Elleneo, what you say is also correct, you could just end up changing your mind for various reasons.

When I suggest to rent in an area that you can afford to buy in... if you rent in Toorak or Brighton, where you will have to pay in excess of $1,5 million for the teeniest tiniest place if you buy...then obviously if you can afford that, it is not a problem.

If you find a school first and look at the www.realestate.com.au site, you can see both the price of rentals and purchased properties, so you will have a good idea if you can afford the area, or if you have to look for another school.

Children are often stressed out by making the move, especially if they are approaching or in high school, so if you have to move again, before they have completed their schooling, you can reopen the trauma all over again.

I have known quite a few couples that have ended up unhappy, as they could not buy in the area where they first rented, prices were just way too high in purchased properties.

In some areas and depending on the demand for rentals there is also the room to negotiate the typical 12 month letting period down to e.g. 6 months if it suits you (although in others you may be fighting off the competition!). Melbourne is massive and it is very difficult to decide on areas in those initial weeks.
