Opinion on these areas

We are arriving beginning of August and will be looking at Parramatta at first as it seems central-ish and has reasonably good work prospects (we will only look for work once there). What is the opinion on these areas for a family of 3 (daughter is 7): Baulkham Hills, Eastwood, West Ryde, North Rocks, Carlingford and Summer Hill. Accommodation-wise they seem quite reasonably at just under $530pw. Is anyone familiar with the schools in these areas and what they are like? 

 

Lastly, what did you do re schools from this end or did you wait until there, find a place and then only apply? If so, that's quite pressed for time - finding a place and school within say 2 weeks!

It depends on what you are looking for. Parramatta, North Rocks have mostly high-rise apartments. Further out like Baulkham Hills, Kellyville, Rouse Hill is suburban with more freestanding houses. Public transport up to Rouse Hill is pretty good with the t-way express busses and the metro train that starts service in 2019. I am in Beaumont Hills and we are very happy with the area. The 3 main factors that led to to the area was: School ratings, area demographics and modern housing.

Just a tip: try using Google street view on Google maps to get an idea of the types of buildings / houses in the area. This will generally give you an indication of what to expect, obviously its still preferable to visit in person if at all possible. Also check out the public transport timetables, some areas further out of the cbd sometimes have less frequent service which may have an impact if you plan to use public transport.

We’ve been living in Eastwood for over 20 years and have a rental in Carlingford. Schools are terrific in the area. Public/Government Primary and High schools are amongst the best in NSW and public transport is excellent. 2 bedroom apartments would be $550 pw and 4 bedroom houses ~ $750 pw.

 

You need to find a place, settle in and then look for schools.

I'm currently staying at an AirBnB in Ermington which borders on Eastwood.  I have spent some time chatting with the locals and walking around the area.   I've had a look at Dundas Valley which is very nice. The schools are good (Ermington Public School) and the neighbourhood is quiet and very safe.  There are a lot of asians living in the area, including Eastwood - that's why the schools are so good academically.  The bus to West Ryde or Eastwood stations is minutes away and it takes about an hour to get to the CBD.  Three bed Rentals are on the > 600 per week side. Have a look at mocroburbs.com.au.

Eastwood and Epping have a large Chinese and Korean population and they push their kids to get great academic results. Hence primary schools in the area are the best in NSW.

 

The excellent kids tend to go to selective high schools so the public high schools in the area regularly perform in the top 100 in NSW, but selective and private schools occupy the top 30 places in HSC results.

 

Dundas is a very nice area, very accessible.

Thanks for the replies. If you work in Parramatta, are there any other good suburbs to look at?

 

We're looking at Parramatta for work instead of Sydney as the rentals around there just seem astronomical but if you know any good affordable Sydney burbs that would be first prize.

Unfortunately Sydney property prices are crazy! I've been looking at areas for the last 3 weeks.

 

Baulkham Hills and Winston Hills are very nice with very good schools. You can get a 3 bedroom house from about 500 per week.  Mostly older houses with larger gardens.

The Ponds, Stanhope Gardens, Glenwood, Kellyvile Ridge also very nice with very good schools and very nice parks.  Houses pretty new  to brand new (The Ponds is still being developed) and properties generally smaller.  Rentals from 500 per week and up for a 3 bed. The Ponds tends to be 600 per week and up.

 You can go cheaper but then your schools tend to be not as good, eg Quakers Hill and surrounds.

 

Get the tripview app - that will give you a good idea of commute times.

 

Have a look at microburbs.com.au to check the quality of schools etc.
