Advice on Melbourne areas and estates

Hi All,

My husband and I are considering building a home in Melbourne. We are looking for a good area with good schools, public transport, restaurants and not more than 40min commute from the CBD.

We have been looking at Greenvale Garden Estate (Greenvale),  Woodlea (Rockbank), Upper Point Cook (Point Cook) and Trillium

Estate (Mickleham).

Any advice on the above mentioned areas would be greatly appreciated.

Thanks!

I live in Sunbury.... yes everyone knows by now.... in the north west of Melbourne. Commute is slightly over your limit, at 50mins. There are a number of new areas being set out for new housing and it is affordable. Just another one to add to your list.

@TaraW are you in Australia already because from your profile it doesn't say?

Unless you find a vacant block within a suburb somewhere (hard to find), your best bet is to look for new home developments on realestate.com.au

Builders: http://www.realestate.com.au/new-homes/new-home+designs-in-vic/gallery-1

Land Sales: http://www.realestate.com.au/new-homes/new-land+estates-in-vic?lat=-37.62801341460857&lng=144.873825&zoom=8

This will give you the names of areas to start looking.  Just a heads up though: don't make the mistake that a British couple we knew in Brisbane did.  They built a new home because they wanted what they were used to and didn't like the Ozzie homes.  When it came time to sell they couldn't find a buyer because nobody wanted a "british" house.  Probably less likely a problem being from RSA but just something to be aware of.  Even tiny things like which side the hot and cold taps are.

Although advertised by many developers as being only a 30 minute commute to the CBD. The reality is that in Point Cook it will probably take you an hour whether via car or public transport. Once you get on the train it can be 30 mins but the bus system is seriously lacking in the area. Point Cook is a lovely suburb though with some very affordable housing and good developments for those wanting to build.
