Jy moet net jou eie erf koop en dan kies jy die huis van jou keuse. Jy besluit hoe jou badkamers, kombuis, vloere ens. moet lyk. (My dogterjie sê dit is soos Sims 2) Dit klink baie lekker om jou eie nuwe huis te hê maar hoe vergelyk die prys met 'n klaar geboude huis in Aus?Ek het gaan kyk, hang af waar jy koop kan jy erwe van ± 120 duisend koop (Cranbourne naby Melbourne) en die huise kos so vanaf 130 duisend, dws. so ± 250 duisend vir 'n splinternuwe huis! Ek ken nie Henley so goed nie, maar daar is nog ander ook soos bv. Hickenbotham, Pioneer en die een wat ek kan aanbeveel, AV Jennings.Ons het ons huis deur laasgenoemde gekoop deur 'n sg. "Land-House Package."Basies beteken dit dat jy na 'n agent/maatsappy soos AVJennings gaan, kyk watse standplase het hulle beskikbaar waar, en kyk dan na basiese huis ontwerpe. Hulle het ontwerpe on alle begrotings/smake te pas, en nadat jy 'n lening gekry het, begin die bouery. Die huise neem so 4 - 6 maande om te voltooi en is meesltal die "Brick-Veneer" ontwerp, 'n bakteen dop buite met gypsym board binne. Dis die beste ontwerp om probleme met klei, veral in Adelaide te beheer. Die fondamente id 'n"concrete slab" i.pv. die slote-tipe fondasies wat ons in RSA gehad het.Vir huislenings vir nuwe aankomelinge wat "krediet probleme" het wil ek "Homestart" as 'n huislenings maatskappy baie sterk aanbeveel. Ander banke sal dikwels "HOE en HA" terwyl 'n mens regkom by Homestart, solank jy net 'n werk het, maak nie saak of dit part-time, permanent of casual is nie.Groete,DaxPs: Ek's bly jou seuntjie is weer op die been. Dennis built our present home, nothing wrong, it is great, but if I hade to do it again I think Porter Davis is a better option.Also, try and find a house plan that you do not have to change, as changes cost HUGE MONEY, it is not worth it. Guest Bronwyn Posted March 5, 2007 Report Share Posted March 5, 2007 Hi WilnaI am also keen on building a home, but we will have to rent for quite a while longer until our finances recover from the big move here.What I wanted to tell you (and this is something I am still trying to get my head around), is that in Australia the value of your property is in the land (the block, as it's called) and not in the actual house. The major expense when you build will be your block. The actual house will probably be a lot cheaper. It is hard to find land at a good price in a good area. Building your dream house on it is not the problem...It is a real 'mission' to find a flat piece of land with the minimum street frontage, with planning permission, etc - especially at a good price and in a good area.The house itself will not be made of bricks and mortar, but boards and insulation.
