Bianca S
Hi Louis, welkom! Werksgewys is dit beter vir my in Perth - occupation is 'skaars' daar, so salaris meer. So ons chop en change aanmekaar. Ons hoop om die kom "see and decide" in 2008. Sal ook graag wil weet oor SA -scene in Perth asook in kleiner dorpe.Dankie!Watse werk doen jy Louis?Bianca

Eugenevdw
First home plan just a start: industry 13th February 2007, 6:00 WSTwww.thewest.com.au (main newspaper for perth)Property industry leaders warned yesterday that much still needed to be done to ensure first home buyers were not locked out of the real estate market after the State Government confirmed it would set aside $300 million to buy properties in partnership with low-income earners. The Real Estate Institute of WA, the Master Builders Association and independent property analyst Louis Christopher welcomed the longawaited First Start shared equity scheme as the first step towards addressing WA’s housing affordability crisis. Under the scheme, homebuyers on low to moderate incomes will be able to buy a property in partnership with the State Government at a lower cost than a full mortgage. The Government will take a 30 to 40 per cent stake in the property and provide the homebuyer with a lowdeposit loan to buy the remaining share. The scheme is available to first home buyers who earn under a set income for properties worth up to $365,000. Alan Carpenter said the Government planned to help 3000 WA families and individuals over three years. “The property boom and interest rate increases have combined to make the great Australian dream of owning your own home very difficult,” the Premier said. “We are trying to make sure that young people, first home buyers, on modest incomes will not be shut out of the housing market.” Mr Christopher said the scheme was carefully targeted at a small section of the population so he did not anticipate it would cause inflationary pressure on the market. But there was a risk that the Government could lose taxpayers’ money if property prices dropped or if householders defaulted on their mortgages, resulting in forced sales. Equally, the Government stood to make a profit if prices increased. “There is a risk the Government could weather a loss in the next three years as the Perth housing market has entered a downturn,” he said. REIWA and the MBA urged the Government to institute other initiatives, such as increasing the stamp duty-free threshold for first home buyers. Mr Carpenter acknowledged that the scheme, raised by the Government in October 2005, was a first step. The Government was working on a range of other initiatives.
